This project is for the refurbishment and renovation of an existing narrow depth semi-detached house in the south Dublin suburb of Ballinteer. It also includes a new two-storey extension to replace an existing single-storey structure of poor quality. The new extension steps down from the existing raised ground floor level to give a higher ceiling height for the new kitchen dining room to the rear. This also helps to mediate the transition to the level of the garden to the rear. The rear of the house is west facing and optimises the natural daylighting of the site.

The kitchen and dining area are heated with an underfloor heating system supplemented by a solid fuel stove. Solar evacuated tubes mounted at roof level contribute to the hot water system.

The existing steep central staircase was removed and replaced with a building regulation compliant staircase leading to a new light-filled landing at first floor level. From here the two bedrooms in the existing building can be accessed along with two additional bedrooms, a bathroom and an en suite in the new extension.
